West Lyn Farmhouse and Cottages is situated three miles from Lynton within Exmoor National Park, the area boasts some of the most magnificent coastal views in the country. Lying some fifty yards from a quiet country lane, West Lyn offers seclusion and tranquility.
The farmhouse and cottages occupy an elevated position commanding majestic views over Lynton and Lynmouth as well as the busy shipping lanes of the Bristol Channel across to South Wales. The house is surrounded by its own eleven acres of grazing pasture and borders National Trust land.
West Lyn is a paradise for walkers. A footpath beside the farmhouse connects directly onto the network of picturesque Exmoor walks from coastal and riverside wooded paths to hill-top climbs. The moor itself, with its rolling heather-clad hillsides, provides a colourful backdrop for walking or rambling at every grade.
We can offer excellent salmon and sea trout fishing on our private beat of one mile on the East Lyn River, which is just 5 minutes from our farmhouse and the cottages. We also have half a mile of brown trout fishing on Farley water.
The beat is the left bank from Ash Bridge to Watersmeet and consists of a number of the well known pools including Lower Stag, Crook and Dumbledon. There are several lesser known pools and pots all of which hold fish given the right water conditions.
The fishing is available exclusively to guests staying at West Lyn although we will also fish.
A maximum of two rods fish at any one time.
An Environment agency rod licence is mandatory and no salmon are to be killed before 16 June
Guests may book a weeks fishing in advance for salmon and sea trout at a cost of £45. Alternatively they may take day tickets , subject to availability, at £10 per day. Fishing for brown trout is free. If guests are unfamiliar with the East Lyn River then a guide service can be arranged.
